Farmland Rental: 26 acres in N. Chittenden

Farmland For Rent Hey Folks,  there is some land available for rent in North Chittenden.  I haven't made a site visit, but it sounds like it could be nice.  The soils are a mix of prime/statewide and non-ag. rated (I've attached the soil data sheets for the soil types listed).  Sounds like it's in pasture, but was used for potatoes and hay in the past.  See the description provided by the property owner below.  If you are interested, please contact India Burnett Farmer.Location:  124 West Rd N. Landowner Goals for Renting Farmland: Our primary goal is to reduce the amount of mowing we have do to keep the pastures clear. We would like to accomplish this through grazing animals and/or crop cultivation. We would like to be as involved as much as needed or desired.

Methods of Farming allowed on property: We would like to continue using organic & permaculture methods on the land. We are open to other methods as long as they don't involve pesticides or chemicals.

Type of Lease Offered: A year to year lease to start, with the possibility of a multi year lease after that.

Rental Cost: To be determined, with the possibility of bartering.

Current/Past Farming Uses: We are currently haying 2 pastures with a neighboring dairy farmer. This season he cut 31 round bales off of them. We also use 1/8 acre for our apiary where we have 8 beehives. Another 1/8 acre is used for growing our garden. In the past, all available land was used for growing potatoes and hay. Also used for some grazing and an apple orchard.

Property Description: 26+acres, with 4 different levels on elevations from 1050' to 1200'. 3 of the tiers are flat with some rolling hillsides between them. Pasture areas vary from 2-6 acres with good east to west exposure. The other area is on a steep slope populated mostly by a large maple grove that hasn't been sugared in over 20 years.

Soil Types: 66C, 66B, 67B, 41C & 40D

Available Barns and Other Infrastructure: We have a 2 story 90'x40', P & B barn, a 35'x12' round silo and a small 20'x20' P & B shed.

Irrigation Options: The Little Brook runs year round through the farm and there is a 100'x40' pond in the upper pasture. Irrigation is definitely possible from both.

Property Access: There is good access to all areas through an old pent road on the property, off of West Rd and off Lazy Acres. There are no established parking areas, but they could be created without any problem.

Housing Situation: No housing currently available, but we are open to the possibility of yerts, camping, or some type of portable trailer.
